A new master planned community located in an Opportunity Zone minutes north of Leadville, CO

Housing is a serious problem for most mountain communities in Colorado, especially in Lake County, where average new home prices are $360k and up. There are very little to no apartments available, and what apartments there are were built more than 40 years ago.

With this Opportunity Zone, we are able to take a small Capital Investment to build and sell new homes starting in the low 200’s, roll that profit 6 times, then invest those gains in income-producing properties, thus improving the community and increasing the desire for more visitors and purchasers to have an affordable place to enjoy the mountains of Colorado.

This project will provide affordable housing to the bedroom community for Eagle and Summit Counties, both of which are presently over 85% built-out on land usage. The Gateway Village development also provides support to the ski industry, with more than 750 employees currently commuting to both Vail and Copper Mountain ski resorts.

This Planned Unit Development will have final approval by September 2019. It will incorporate 502 acres of land that will be purchased outside of the Opportunity Zone Fund (OZF) (capital gains deferral).

Inside the OZ is 88 acres containing the items below with the remaining 414 acres outside the OZF. The TH and SF will be sold to fund the development of the rental and commercial property that will be held for 10 years. Completion of first phase of construction is estimated to be 5-6 years, with additional entitlements and construction to proceed for years to come. The local community is very receptive to growth right now, and we are ideally positioned to provide affordable housing for Eagle and Summit Counties.
