The proposed US $200M Gateway Village Project consists of town-homes, multi-family, single family lots, two limited service hotels, restaurant pads, a fuel station, and mixed-use retail in a Village Center design.
LOCATION:
The Project site is 20 minutes from the famed “I-70 Corridor,” home to some of the most acclaimed year-round alpine resorts in the world, adjacent to the historic mining town of Leadville, Colorado U.S.A. in the Central Rocky Mountain Region, and at an altitude of approximately 10,075 feet.
ADVANTAGE:
Opportunity Zone investor funds and commercial bank debt will finance the initial phase of the project with reinvested proceeds, tax increment, and Metro District bonds providing cash flow enhancement in future phases. TIF is being discussed with an annexation to Leadville, CO.
